Building Manager - London SW1

Salary: £40,000-£60,000 per annum, depending on experience
Hours: Monday to Friday, 7:00am-3:00pm

We are seeking an experienced and proactive Building Manager to oversee the day-to-day operation of an exclusive residential development in London, comprising private apartments.

This is an excellent opportunity for a hands-on residential property professional who takes pride in maintaining exceptional standards, managing building operations effectively and delivering a high level of service to residents.

Working closely with the building's board and managing agent, you will take responsibility for the smooth running, security and upkeep of the development, alongside the supervision of an established concierge team providing 24-hour coverage.

The successful candidate will be organised, commercially aware and confident working independently, with the initiative to identify issues, implement solutions and ensure that all aspects of the building are managed proactively.

Key Responsibilities

Building Operations & Maintenance

  • Oversee the day-to-day running, maintenance and presentation of the development.

  • Coordinate planned and reactive maintenance, ensuring contractors attend as scheduled and work is completed to the required standard.

  • Obtain quotations where required, assess value for money and make recommendations on maintenance and service improvements.

  • Monitor essential building systems, including CCTV, access control, lifts, water pumps and other communal equipment.

  • Maintain accurate records of inspections, contractor visits, incidents, repairs and outstanding works.

  • Ensure maintenance schedules and compliance-related inspections are monitored and completed on time.

  • Identify potential health and safety or security issues, taking appropriate action and escalating concerns promptly.

Board & Managing Agent Liaison

  • Maintain regular communication with the board and managing agent, providing clear updates on building operations, maintenance and outstanding issues.

  • Prepare monthly operational reports and assist with reviewing expenditure, budget variances and service costs.

  • Monitor expenditure and ensure works are appropriately authorised before proceeding.

  • Identify opportunities to improve efficiency, reduce unnecessary costs and maintain the quality of services provided.

  • Coordinate resident communications and provide updates regarding planned works, maintenance and relevant building matters.

Concierge Team Management

  • Supervise and support the on-site concierge team, maintaining consistently high standards of professionalism and service.

  • Manage staff performance, conduct reviews and identify training and development needs.

  • Assist with recruitment, interviews, onboarding and relevant staff administration.

  • Monitor staff attendance, annual leave, sickness, overtime and working hours, ensuring accurate records are maintained.

  • Arrange agency cover when required and check that relief staffing records and invoices accurately reflect the cover provided.

  • Address day-to-day staffing issues appropriately, liaising with the managing agent and HR advisers when necessary.

Security & Resident Services

  • Maintain the security of the building, communal areas and associated parking facilities.

  • Ensure appropriate access-control procedures are followed and visitors are managed in accordance with building procedures.

  • Carry out regular security checks and ensure CCTV and other security systems are used appropriately.

  • Respond calmly and effectively to emergencies, service interruptions, resident concerns and unexpected situations.

  • Build positive relationships with residents, ensuring enquiries and complaints are handled professionally.

  • Coordinate access for contractors and monitor works taking place within communal areas and individual apartments.

  • Maintain accurate incident records and ensure concerns are escalated to the appropriate parties.

The Ideal Candidate
  • Previous experience in a Building Manager, Residential Building Manager or similar property management role.

  • Experience supervising concierge or front-of-house teams within a residential environment.

  • A sound understanding of building maintenance, contractor management, security systems and health and safety responsibilities.

  • Confident communicating with residents, managing agents, contractors and board members.

  • Strong organisational and administrative skills, including report writing and record keeping.

  • Commercial awareness and the ability to assess quotations, monitor expenditure and identify cost-saving opportunities.

  • A proactive and practical approach, with the confidence to take ownership and manage competing priorities.

  • The ability to remain calm under pressure and respond effectively to operational issues.

  • A professional manner, excellent attention to detail and a genuine commitment to maintaining high standards.

The Opportunity

This is an opportunity to take ownership of an exclusive residential development in one of London's most prestigious locations, working within a well-established setting with an on-site concierge team.

The role would suit someone who enjoys being hands-on, building strong relationships and ensuring that every detail is taken care of. While the development is relatively small, the position carries significant responsibility and requires someone who is proactive, accountable and committed to delivering an excellent standard of building management.
