Commercial Manager - Residential Construction

An excellent opportunity has arisen for an experienced Commercial Manager to join one of Scotland's leading residential construction businesses as it prepares for a significant programme of new projects commencing throughout 2027.
With a strong forward order book and an excellent pipeline of residential and affordable housing developments, this is an opportunity to join a large, successful and well-established organisation offering genuine long-term security.
Working closely with an ambitious and dynamic Commercial Director, you will play a key role within the commercial team, bringing your residential construction experience to support the successful commercial delivery of a growing portfolio of projects.The RoleThis position would suit an experienced residential commercial professional who enjoys being close to both the projects and the wider commercial strategy of the business.

You will:

• Support the Commercial Director across a significant portfolio of residential developments.
• Provide commercial leadership and support to project-based Quantity Surveying teams.
• Oversee cost management, procurement, subcontractor strategy, forecasting and commercial reporting.
• Identify commercial risk and opportunity throughout the project lifecycle.
• Work closely with operational and pre-construction teams on upcoming projects.
• Support the development and mentoring of the wider commercial team.
• Build effective relationships with clients, consultants, subcontractors and supply-chain partners.
• Help ensure the business is commercially prepared for a strong programme of new work commencing in 2027 and beyond.

What We Are Looking For

We are keen to speak with experienced commercial professionals from a residential construction background.You could currently be working as a:

• Commercial Manager
• Managing Quantity Surveyor

Your experience could have been gained with a residential developer, housebuilder, main contractor or affordable housing contractor.Previous experience delivering social or affordable housing projects would be particularly attractive, but it is not essential. Strong commercial experience across private housing, apartments, large-scale residential developments or mixed-tenure schemes would all be highly relevant.

More important is your ability to demonstrate sound commercial judgement, strong residential construction knowledge and the confidence to work closely with senior leadership.
