Modular BIM Coordinator

Location: London
Department: Pre-Construction
Reporting to: Modular BIM Lead

The Opportunity

We are seeking an experienced Modular BIM Coordinator to join a growing engineering and modular delivery team, supporting the development, coordination and detailed design of modular MEP solutions across both tender and live construction projects.

Working closely with engineers, BIM specialists and multidisciplinary design teams, you will play an important role throughout the modular design lifecycle, from initial concept development through to detailed, fabrication-ready design information.

The role will involve translating engineering requirements into practical, buildable modular solutions, ensuring designs align with project specifications, manufacturing capabilities, installation methodologies and wider project constraints.

Key Responsibilities
  • Develop and coordinate modular MEP designs for tender submissions and live projects.

  • Produce detailed modular framework designs, including associated ancillaries and components.

  • Coordinate MEP services using schematic designs, plant layouts and equipment schedules.

  • Identify and resolve design clashes and interface issues throughout the modelling process.

  • Collaborate with BIM teams and engineers to maintain consistent modelling standards and information exchange.

  • Produce module general arrangement (GA) drawings and site installation drawings.

  • Generate 3D renders and visual presentations to support design proposals.

  • Undertake detailed model reviews to assess feasibility, buildability and installation requirements.

  • Incorporate design feedback, project comments and lessons learned into updated models.

  • Assist in developing and maintaining modular-specific Revit families.

  • Produce Bills of Materials (BoMs), schedules and supporting technical documentation.

  • Manage interfaces between modular packages and wider project disciplines.

  • Generate model exports in formats including 3D DWG and Navisworks.

  • Contribute to project model review platforms, including BIM 360 and Revizto.

  • Ensure modular designs consider manufacturing processes, transportation, logistics and site installation constraints.

Candidate Requirements

Essential:

  • Mechanical or Electrical Engineering background, with experience in Stage 5 building services coordination.

  • Experience coordinating building services designs across different RIBA project stages.

  • Strong proficiency in Autodesk Revit, Revit Fabrication and Navisworks.

  • Experience in building services design coordination, ideally within modular MEP or offsite construction.

  • Understanding of modular design principles, buildability, installation methodologies and logistical constraints.

  • Familiarity with BIM processes, digital collaboration platforms and model review tools.

  • Ability to produce concept, scheme and manufacturing-level design information.

  • Strong understanding of MEP installation principles and coordination requirements.

  • Excellent attention to detail and problem-solving skills.

  • Ability to collaborate effectively with multidisciplinary engineering and design teams.

  • Strong programme awareness and ability to work to project deadlines.

  • Proactive, organised and solution-focused approach.

Desirable:

  • Knowledge of both Mechanical and Electrical building services disciplines.

  • Awareness of manufacturing processes and offsite production constraints.

  • Commercial awareness of MEP systems, modular frameworks and associated components.

  • Experience working within a modular construction, prefabrication or Design for Manufacture and Assembly (DfMA) environment.
