Project Manager – Major Hotel and Leisure Refurbishment
Preston
£75,000–£85,000 plus package
Permanent
A North West property developer is looking to appoint a Project Manager to lead a complex £25m cut-and-carve refurbishment in Preston.
The project involves the extensive refurbishment and transformation of a landmark existing building to create high-quality hotel, spa and leisure facilities. It forms part of a wider £70m regeneration development that will deliver a major new residential and hospitality destination in the city.
Reporting to the Project Director responsible for the wider development, you will take day-to-day responsibility for the £25m refurbishment package. This is a genuine Project Manager position and does not require someone operating at Senior Project Manager level, although you must be comfortable taking ownership of a technically demanding project.
Key responsibilities will include:
- Leading the refurbishment project through the main construction phase
- Managing the programme, subcontractors and site delivery team
- Coordinating structural alterations, internal works, building services and specialist finishes
- Working closely with the Project Director, consultants and design team
- Managing design development, buildability and technical coordination
- Maintaining high standards of health and safety, quality and programme control
- Monitoring progress, identifying risks and implementing recovery measures where required
- Managing client, consultant and subcontractor relationships
- Overseeing commissioning, snagging and handover activities
The successful candidate will have:
- Previous experience delivering substantial refurbishment or cut-and-carve projects
- A strong background in building construction, ideally including hotel, leisure, high-end residential or commercial refurbishment
- Experience managing complex structural alterations and services-intensive internal works
- The ability to lead a project team and coordinate multiple subcontract packages
- Strong programme, commercial and technical awareness
- Excellent communication and stakeholder-management skills
- A stable employment history with a recognised contractor or developer
- Appropriate construction management qualifications and site certifications
Experience of heritage buildings, hospitality projects, spa or leisure facilities, or complex city-centre refurbishment would be particularly relevant.
The anticipated salary is £75,000–£85,000 plus package, with some flexibility for an especially well-matched candidate. The main works are expected to commence in January 2027.
This is an opportunity to take ownership of a prominent refurbishment project while working directly with an experienced Project Director on one of Preston’s most significant regeneration schemes.
