Defect Manager – New Build Residential Development
Location: Clapham Junction
Day Rate: £270 - £280 (CIS)
Job Type: Full-time
The Role
We are seeking an experienced and proactive Snagging/Defect Manager to oversee the final stages of a new-build residential development, taking responsibility for the quality, completion and successful handover of homes to purchasers.
This is a key role within the project team, acting as the main point of contact between the construction team, subcontractors and customers throughout the handover process.
The successful candidate will take ownership of the snagging and defects process, ensuring that properties are presented to the highest possible standard, customer expectations are managed professionally and all outstanding works are completed promptly and efficiently.
You will play a pivotal role in delivering a positive customer experience and ensuring a smooth transition from construction completion through to occupation and aftercare.
Key Responsibilities
Handover & Customer Liaison
* Manage and coordinate the final handover process for residential properties.
* Conduct pre-handover inspections to ensure homes are complete, clean, safe and ready for occupation.
* Meet customers during property handovers, explaining the handover process and familiarising them with their new homes.
* Act as the primary point of contact for customers in relation to snags, defects and outstanding works.
* Build positive relationships with purchasers and manage expectations throughout the handover process.
Responsibilities / Snagging & Defect Management
* Carry out detailed property inspections and compile comprehensive snagging lists.
* Identify, record, prioritise and monitor defects through to satisfactory completion.
* Coordinate subcontractors and site teams to ensure remedial works are undertaken within agreed timescales.
* Regularly inspect completed remedial works to ensure they meet the required quality standards.
* Maintain accurate defect registers and provide regular progress updates to the project management team.
* Escalate recurring issues, workmanship concerns and significant defects where necessary.
* Work closely with the Site Manager, Construction Manager and subcontractors to resolve outstanding issues.
* Ensure all properties meet the required quality standards prior to customer handover.
* Monitor post-handover defects and coordinate an efficient response to customer requests.
* Ensure all defects are closed out and appropriately documented.
* Identify recurring defects and provide feedback to the construction team to prevent similar issues on future plots or developments.
Personal Attributes
The ideal candidate will be highly organised, approachable and confident in dealing with both customers and construction professionals.
You will take pride in delivering quality homes, have a keen eye for detail and understand the importance of getting things right first time. You must be comfortable taking ownership of problems, challenging subcontractors where necessary and ensuring that outstanding issues are resolved rather than simply reported.
