Building Safety Manager

Populo Living | £55,000 per annum | Hybrid Working

Goodman Masson is partnering with Populo Living to appoint a Building Safety Manager, offering an exciting opportunity to join a growing and ambitious housing organisation committed to delivering safe, high-quality and genuinely affordable homes across the London Borough of Newham.

Wholly owned by Newham Council, Populo Living is focused on tackling the shortage of housing and creating thriving communities through the delivery of both affordable and privately rented homes. With a strong commitment to residents, sustainability and quality, Populo is continuing to grow its portfolio and develop its services.

This is an excellent opportunity for someone passionate about building safety and compliance to take ownership of key safety functions, working collaboratively with internal teams, contractors and residents to ensure homes remain safe, compliant and well maintained.

The Role

As Building Safety Manager, you will play a key role in overseeing day-to-day building safety and compliance across Populo Living's housing portfolio. You will ensure statutory obligations are met, risks are effectively managed and accurate building safety information is maintained.

Key responsibilities will include:

  • Overseeing building and fire safety compliance, including Fire Risk Assessment actions, fire doors, alarms and evacuation procedures.

  • Monitoring wider property compliance across gas, electrical, water hygiene and asbestos safety.

  • Supporting compliance with Awaab's Law, damp and mould requirements and the Decent Homes Standard.

  • Maintaining accurate building safety and asset information, ensuring compliance systems and Golden Thread records are up to date.

  • Coordinating inspections, surveys and remedial works, holding contractors and internal teams accountable for delivery.

  • Preparing building safety case reports, resident engagement materials and documentation required under the Building Safety Act.

  • Engaging with residents to promote a transparent, safety-first culture and ensure concerns are appropriately addressed.

  • Leading investigations into safety-related incidents, complaints and issues, ensuring appropriate actions and learning are captured.

  • Developing effective relationships with contractors, colleagues, local authorities and other external stakeholders.

About You

We are keen to speak with individuals who have experience or a strong interest in building safety, property compliance or housing asset management.

You will ideally bring:

  • An understanding of landlord obligations under the Building Safety Act 2022 and Fire Safety Act 2021.

  • An interest in developing your knowledge of housing compliance, including Awaab's Law, HHSRS and the Decent Homes Standard.

  • Strong organisational skills, attention to detail and the ability to manage compliance information accurately.

  • Confidence communicating with residents, contractors and internal stakeholders.

  • The ability to identify potential risks, investigate issues and escalate concerns appropriately.

  • Experience or an understanding of budget planning, financial cost control and reporting.

  • A proactive, collaborative approach and a genuine commitment to resident safety and service improvement.

Relevant qualifications such as NEBOSH, Fire Safety, CIH, RICS or CIOB would be advantageous, although an interest in working towards a relevant professional qualification is equally welcomed.

The Opportunity
  • Salary: £55,000 per annum.

  • Working arrangement: Hybrid working.

  • Organisation: A growing, ambitious housing provider wholly owned by Newham Council.

  • Impact: An opportunity to make a tangible difference to building safety and residents' lives across Newham.

If you are looking to develop your career in building safety within an organisation where resident outcomes, quality and compliance genuinely matter, Goodman Masson would be keen to hear from you.
