Head of Property Operations - Victoria, London | £50,000-£55,000 + End-of-Year Bonus

My client, an established independent estate agency based in Victoria, is seeking a commercially minded and experienced Head of Property Operations to oversee the day-to-day running and continued development of the business. This senior leadership role requires a well-rounded property professional with a strong understanding of residential sales and lettings, alongside proven experience in residential property management and block management.Working closely with the business owners, you will take responsibility for operational performance across the agency, driving efficiency, developing teams, improving profitability and identifying opportunities for growth. You will play a key role in shaping business strategy, maintaining high service standards and ensuring all departments operate effectively and commercially.

Key Responsibilities

• Oversee the overall operations of the agency, including sales, lettings, residential property management and block management.
• Work with the business owners to implement business objectives, improve performance and support long-term growth.
• Monitor KPIs, revenue, profitability and departmental performance, identifying opportunities to improve commercial results.
• Drive business development through new instructions, portfolio growth, client retention and cross-department opportunities.
• Review operational processes, costs and resource allocation to improve efficiency and service delivery.
• Lead, motivate and develop teams, setting objectives, managing performance and promoting accountability.
• Oversee recruitment, training, team structure and resource planning.
• Ensure effective communication and collaboration across departments, maintaining a consistent and professional client experience.

Key Requirements

• ARLA and/or TPI qualification, Propertymark accreditation or equivalent relevant industry qualification.
• Strong understanding of residential sales and lettings processes.
• Proven experience in residential property management and block management.
• Demonstrable experience leading teams and overseeing multiple operational functions.
• Strong commercial awareness, with the ability to identify growth opportunities and improve profitability.
• Good understanding of property legislation, compliance and risk management.
• Excellent leadership, communication, negotiation and problem-solving skills.
• A proactive, organised and commercially driven approach, with the confidence to make decisions and influence business strategy.

Salary & Benefits

• £50,000-£60,000 basic salary, depending on experience.
