Residential Sales Manager / Branch Manager – Canterbury
Location: Canterbury
Salary: £40,000 + small referral-based incentives
Hours: Monday to Saturday, 8:30am – 5:00pm (day off in lieu)
Holiday: 20 days + Bank Holidays

About the Opportunity
Our client, a well-established and reputable estate agency, is seeking an experienced and driven Residential Sales Manager / Branch Manager to lead their Canterbury branch. This is an exciting opportunity to take ownership of a busy office, manage a small team, and drive performance while maintaining exceptional client service standards.
The Role
As Branch Manager, you will be responsible for the overall success of the branch, overseeing daily operations, managing the sales pipeline, and leading a team of 2 staff members. You will play a key role in generating new business, ensuring compliance, and delivering a seamless customer experience.
Key Responsibilities
- Manage and oversee all branch operations to ensure efficiency and high performance
- Drive property sales, valuations, and new business generation
- Monitor and manage viewing and valuation diaries
- Maintain and implement standard operating procedures and ensure compliance with legislation
- Oversee sales progression and liaise with relevant parties to ensure smooth transactions
- Manage Alto CRM system, ensuring all records, leads, and enquiries are up to date
- Conduct market appraisals and desktop valuations
- Ensure AML and compliance processes are followed and up to date
- Act as key holder, managing office security and key systems
- Liaise with marketing platforms (Rightmove, OnTheMarket, etc.) and internal stakeholders
- Provide regular reporting and updates to the Sales Director
Team Leadership
- Lead, motivate, and develop a small team of 2
- Conduct performance reviews and provide ongoing coaching and support
- Manage rotas, holidays, and staff absence
- Deliver training, inductions, and ongoing development (including Propertymark support)
- Hold daily and weekly team meetings to drive performance and engagement
- Foster a positive, inclusive, and high-performing team culture
General Duties
- Handle client enquiries via phone and email
- Proofread property listings to ensure accuracy and compliance
- Support compliance audits and ensure up-to-date legislation knowledge
- Attend networking and promotional events to build brand presence
- Maintain accurate records, systems access, and internal documentation
- Ensure confidentiality and adherence to data protection and health & safety policies
What We’re Looking For
- Proven experience in residential estate agency, ideally at a senior negotiator or management level
- Strong leadership skills with the ability to motivate and develop a team
- Excellent organisational and communication skills
- Strong knowledge of property legislation, compliance, and sales processes
- Experience using Alto or similar CRM systems desirable
- Driven, target-focused, and customer-centric approach
