A residential development in London is seeking an experienced and proactive Site & Projects Manager / Handyman to oversee the day-to-day operations, maintenance, and presentation of a 95-unit residential building.
This is a hands-on role combining site management, general maintenance, contractor coordination, and small project delivery. The successful candidate will take ownership of the building's upkeep, compliance, and overall resident experience.
Key ResponsibilitiesSite OperationsAct as the main on-site point of contact for daily building operations
Carry out regular walkthroughs of communal areas and plant rooms
Monitor cleaning, landscaping, waste management, and security standards
Maintain accurate site records, contractor logs, and maintenance documentation
Carry out general handyman and maintenance tasks including:
Basic plumbing
Minor electrical works
Painting & decorating
Carpentry and general repairs
Respond promptly to maintenance requests and site issues
Ensure all works are completed safely and to a high standard
Coordinate and oversee external contractors on site
Deliver minor works and improvement projects across the development
Monitor project timelines, quality, and safety standards
Liaise with management regarding project updates and site requirements
Support and oversee planned preventative maintenance schedules
Conduct or coordinate routine checks including:
Fire alarm testing
Emergency lighting checks
Access control and security systems
Ensure health & safety compliance is maintained throughout the site
Assist with risk assessments, contractor permits, and compliance records
Provide a professional and helpful service to residents
Communicate planned works and updates clearly where required
Support the smooth day-to-day running and presentation of the building
Assist with deliveries, car park operations, and general resident support when needed
Previous experience within residential maintenance, site management, caretaking, or handyman roles
Strong practical maintenance skills across general building repairs
Experience coordinating contractors and overseeing works
Organised, proactive, and able to work independently
Strong communication and problem-solving skills
Basic IT skills for reporting and logging works
Experience within residential block management or multi-site environments
Relevant trade qualifications (NVQ, City & Guilds or similar)
Understanding of fire safety and building compliance
Own hand/power tools advantageous
